What Livo Properties does
Livo Properties is a residential property management company working in Newton, the towns that border it, and across Greater Boston. We manage any residential rental — a condo unit, a single-family house, or a two-, three- or four-family building — for owners who want the rental income without running the operation themselves, on a 12-month management agreement.
That means setting the rent off comparable leased units rather than guesswork, marketing and showing the property, screening applicants against written criteria, executing a compliant Massachusetts lease, collecting rent, coordinating maintenance, and keeping the property in front of its registration, inspection and deposit obligations. You get an itemised statement every month and a call the day anything material happens.
Where owners lose money, and what we do about it
Vacancy
A unit priced by feel, or marketed a month late, sits. Four weeks of vacancy costs more than a year of management fees.
Pricing from comparable leased rents, and a marketing calendar set months ahead of the September cycle.
The wrong tenant
One bad tenancy can undo several good years — in unpaid rent, in damage, and in the length of a Massachusetts eviction.
Written screening criteria applied identically to every applicant, with the prior landlord called as well as the current one.
Paperwork
Deposit handling, disclosures and municipal registration carry statutory penalties well beyond the sums involved.
Compliance handled and documented from day one, rather than reconstructed when someone asks.
What we manage
Every kind of residential rental, each handled the way that kind of building actually needs.
Condos
A rented condo has two sets of rules: the lease between you and the tenant, and the condominium documents between you and the association.
Renting out a condo unitSingle-family homes
A single-family rental is often a house its owner used to live in, rented out because a job or a family moved them rather than as an investment.
Managing a single-family home as a rentalMulti-family
Greater Boston is a two- and three-family region, and a small multifamily building is not a single-family house with more doors.

Services
Tenant placement
Tenant placement is a one-time service: we price the unit, market it, run the showings, screen the applicants, and put a compliant lease in place — then hand you the keys and the file.

Every applicant is measured against the same written criteria, in the same order, and the criteria are published rather than improvised.

Rent is collected electronically on a fixed schedule, owner funds are disbursed on a stated date each month, and the statement shows every dollar in and out with the invoice behind it.
Read moreMaintenance & repairs
Tenants report issues in writing through one channel, every request is triaged the day it arrives, and work under an agreed threshold proceeds without waiting on you.

Most of what goes badly wrong for a rental owner in Massachusetts is not a bad tenant.
