Maintenance request

Reporting a repair

In writing, through one channel, so it is timestamped and nothing depends on somebody remembering a phone call.

Emergencies: call, do not submit a form

No heat in winter, no water, an active leak, a sewage backup, anything that makes the unit unsafe or insecure, and anything involving gas or a suspected electrical fault. Call 774-222-0952 at any hour.

If you smell gas or believe there is a fire, call 911 first and us afterwards.

Everything else

Send non-emergency requests to livoproperties@gmail.com, in writing. A request that only ever existed in a phone call cannot be tracked, and cannot be evidenced later if it matters.

What to include

  • The address and unit.
  • What is wrong, in plain terms — you do not need to diagnose it.
  • When it started, and whether it is getting worse.
  • Photographs or a short video, which frequently save a visit.
  • When you are available, and whether we may enter if you are out.
  • Anything a contractor should know: a pet, a locked room, parking.

What happens next

Every request is triaged the day it arrives. You get an acknowledgement, so you are not left wondering whether it was received. Genuine emergencies are escalated immediately; routine work is scheduled with a licensed and insured trade.

We will give you notice before anyone enters, other than in an emergency. Your right to quiet enjoyment is real and it constrains when and how a landlord or their agent may come in.
