Livo Properties manages residential rental property across Greater Boston for owners who want the income without running the operation — and who would rather deal with someone who knows their building.
What we do
We manage any residential rental — condos, single-family homes, and the two-, three- and four-family buildings this region is made of. Pricing and leasing, tenant screening, rent collection and accounting, maintenance coordination, and the compliance work — registration, inspections, disclosures, deposit handling — that most owners find out about at the worst possible moment.
A large share of what we manage belongs to owners who did not set out to be landlords: someone who moved and kept the house, someone who inherited a two-family, someone living in one unit of a three-decker and renting the others. That shapes how we work. Those owners need decisions explained rather than executed silently, and they need the awkward conversations handled by somebody whose job it is.
How we operate
Every fee in writing before you sign. We quote per property rather than off a rate card, and the quote covers every fee that would apply to yours — along with the 12-month minimum term, the notice period and what termination costs. An agreement that is hard to exit is a substitute for doing the work well enough that you would not want to.
Statements you can check. Every expense itemised with the vendor invoice attached, not summarised into a net figure you are asked to take on trust.
Told on the day. Rent is late, a repair crosses your threshold, a tenant gives notice — you hear about it when it happens, not when the next statement arrives.
We will talk you out of it. If self-managing is the better answer for your situation we say so. One nearby unit, a settled tenant, and a handy owner with weekday time usually does not need us.

Newton and the towns that border it are the centre of what we do, and we manage across Greater Boston. We publish detailed guides for the cities where we have enough local knowledge to write something genuinely useful — Newton, Waltham, Watertown, Wellesley, Needham, Weston, Brookline, Boston, Cambridge, Somerville, Medford, Malden, Everett, Quincy — but that list is where the local detail is, not the boundary of where we manage.
